1. Get a REALTOR.
This is the most important step! Your REALTOR is your ally and advocate. They work with you to find a home. More importantly, they will help manage the nuts and bolts of your home search. They schedule your showings, handle the paperwork, and usually have snacks and water in their car if you're feeling hungry.
2. Get Pre-Approved for a Mortgage
It is the rare person who can just buy a home for cash. Most of us need a little help. That is where a mortgage comes into play. Mortgage is the name for the loan on a home. Without pre-approval, you have no idea how much you can realistically afford. Once you are pre-approved, you are also better equipped to act quickly.
3. Prepare to Act Quickly
Homes in Denver can sell in a less than a day. That means if you see a home online that you like, you need to act quickly. Make sure that you have allowed yourself time in your schedule to see houses. Make sure you have a few weekday evenings free, especially. Tell your employer, so that they know what is going on. That way you won't get called into HR for taking personal calls or short lunches, so that you can leave early.
