Simplify The Home Buying Process

When you are buying a new home, sometimes can be a very long and drawn out process…but only if you let it get that way!  

Simplifying home buying is possible with a few preparative and proactive steps during the selling period and it will make the process easy – and dare we say, enjoyable! - for both you and your family as you transition into your new home.   
Step 1:
Before you start, build your team First things first.  You need someone you can trust in the form of a knowledgeable and highly insightful real estate agent in the Denver Area.  Your real estate agent should be advocating for you during the home purchasing process and have great insight not only into the homes themselves, but also the surrounding areas while keeping in mind your preferences.
 Step 2: Set Those Preferences  when you do meet with your agent. Think about what’s important to you here: a large lawn?  Close to a school?  Whatever the ideal unique qualities of your potential home has, bring them to your real estate agent.  Don’t forget to come to an agreement on these with your spouse, partner or roommate beforehand so you can make sure you are in agreement about what you’re looking for in a living situation. 

Step 3:
 Visit Homes with Your Real Estate Agent. Trust your real estate agent to have your back in leading you to homes that will fit your wants and needs. While every house you see may not be a hit, know that your real estate agent is always searching and giving you the best options possible based on the preferences they’ve gathered from you.  Make sure to provide feedback to your real estate agent after every home you see so they can hone in on their search. 
Step 4: Make the Offer Once you’ve settled on the home you love, let your agent know that you’re ready to make your offer to purchase.  Realize that negotiations will take place so this can be somewhat of a lengthy process.  Rely on your agent here to lead the negotiations so that you can get your home at the best price.  Your agent should also advocate for you and your new home by pointing out any areas that need repair or that are damaged and need to be fixed before moving in; all of these small details affect the offer being made. 
Step 5:
Time to Close! The most exciting time is closing time, when the sellers have accepted your offer!  Make sure that you touch base with your real estate agent so that you understand all of the fees that must be paid during the closing process.  After the financial documents are done and the papers are signed, you’re ready to move into your new home!
