Multiple Offers Are The New Normal

That’s right. Homes are receiving multiple offers on a regular basis around town.  Why? We are in the midst of a strong Sellers Market.  Characterized by low inventory and high buyer demand.

Marijuana Is Legal And It Could Impact Your Property

Karing Kind, a Boulder Marijuana business. If you see a green (+) sign, that’s a pot shop.

Pot is impacting real estate in all sorts of ways. It is taking up the cost of warehouse space.  That’s the preferred space for growing.  It is impacting housing too.  One of the less spoken about 23 Boulder real estate facts is marijuana can be very hard on a house.  There are risks such as mold and fire.  I’m starting to hear some real horror stories.  On the flip side, it seems to be here to stay, with a recent poll suggesting use might even be allowed in bars one day.

Boulder Colorado USA All Time High Home Sales

It’s not just the local Boulder Colorado housing market.  Home prices are up across the United States.  According to the National Association of Realtors, median home prices for the country have now surpassed the mark set in 2006.  Ben Lane reports on the state of the national housing market in his HousingWire article.

What Are The Boulder Real Estate Facts On Home Valuations?

This year, tax valuations went up.  The county tax assessor even wrote an article in the Daily Camera addressing the increase in home prices.  But are values peaking?  CNN Money thinks so.  What do you think?  Humbly, I think CNN is off base.  Indications remain that there is strong demand for the Boulder/Denver home markets.  There are jobs, great quality of life and pent up demand that seems to be increasing, not decreasing. But then again, what do I know? I’m just a blogger with a passion for real estate.  What’s your impression?

Education Impacts Home Values

According to a recent study, Boulder Colo is the most educated city in the United States with over 58% of residents having a four year college degree.  This impacts the quality of life, median income, schools and housing.  See the entire article here!

Fast Fact: the 4 most highly educated cities in America are home to Universities: Can you match the city with the school?  Ann Arbor, Ithaca, Boulder, Corvallis are the cities.  CU Boulder, University of Michigan, Oregon State and Cornell are the colleges.

Fraction of homes on the market

Topping the list of 8 Boulder real estate facts you need to know is the lack of housing inventory.  This article from the Longmont Times Call sums it up aptly.  There are a fraction of the usual number of houses for sale around Boulder County.  Simultaneously, demand in the region is at an all time high.  And this basic tenant of economics is driving prices up in 2015.
